Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The Kallang Basin Swimming Complex location is within walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Centre. Lim indicates that the majority of the public housing blocks in the Geylang Bahru area were constructed in the 1970s, showing a desire for new growths that will rejuvenate the location.
Lim believes that near future Build-to-Order (BTO) projects at the area could be assigned as Plus flats due to their closeness to town and features. Plus flats have tighter resale constraints compared to Standard classification flats, consisting of a longer minimal occupation duration of ten years and constraints on renting out the flat.
On the other hand, the St Wilfred Sport Center is a 10-minute walk from Boon Keng MRT Terminal. It rises close to St George’s Road, wherein a number of the existing HDB apartments date back to the 1980s, according to Lim.
He forecasts the future BTO task at the site might feature a mix of 2- to four-room apartments. “The neighboring sites have a plot proportion of 2.8, and assuming a the same plot ratio, we might see some high-rise BTO condos, potentially approximately 36 storeys,” he adds.
The plans to close the Kallang Basin and St Wilfred sports centers for redevelopment are well-timed, given that both areas are considerably older compared to some other sports complexes, observes Eugene Lim, main executive officer at ERA Singapore. “It makes sense for the places to pave the way for far better land usage, particularly considered that they are found rather close to the city center,” he adds.
Residents will have connectivity to a new Sport-in-Precinct establishment in neighboring Kolam Ayer, that is scheduled to start at the end of the year. On the other hand, plans to present housing project at the two sites are currently being researched, according to the agencies.
The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre will stop uses totally in the 2nd part of 2025. On June 13, URA, HDB and Sport Singapore together declared the end of the facilities upon their lease expirations. The Kallang Basin facility, found on Geylang Bahru Lane, is going to shut on Sept 1, and the St Wilfred center on St Wilfred Road is going to shut on Oct 1.
