Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore
Sunway Majestic marks Sunway Property’s first development in JBCC and the city center’s very first SOHO apartments. Sunway Majestic has 1- to 3-bedroom SOHO units commencing at RM400,000, with the option to customise under Sunway Property’s unique Design to Own idea. This rate point sits well just within the range sought by 72% of surveyed buyers (RM1 million and listed below), the Sunway press release claims.
The property development includes multi-tiered security systems. Connectivity is enhanced through a dedicated shuttle service to the RTS, a pathway connection to Hutan Bandar, and access to surrounding shopping malls, schools, and medical care amenities. It is adjacent to Sunway Commercial Square, a retail hub for shopping and dining to be handled by Sunway Malls.
Sunway Majestic is also part of Sunway Property’s The BIG Deal campaign, featuring 16 Signature Projects and New Launches across Klang Valley, Johor, Ipoh, and Penang. Ranging from currently till Nov, the project provides RM10 million in funds rewards, together with exclusive bundles and buyer incentives.
Sunway Property has released Sunway Majestic, its very first project in Johor Bahru City Centre (JBCC) and the city centre’s very first SOHO apartments. With property tenure, a site simply 3 kilometres from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and next to Sunway Commercial Square, the project is strategically positioned for both own-stay buyers looking for city-centre advantage and investors looking to capture cross-border leasing need.
” Homebuyers here are discerning and think long-term,” claimed Gerard Soosay, Sunway Property Chief Executive Officer (Southern Area). “Johor Bahru’s appeal is actual, but assumptions are greater: neighborhoods must be safe, linked, and versatile to cross-border lifestyles. That is the criterion we are constructing towards. Our role as Malaysia’s Master Community Developer is to fulfill this progressing landscape with a long-term sight, co-investing in the areas we build and remaining true to our promise of being With You For Generations.”
Johor is taking advantage of significant policy and framework catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier on this year, is expected to draw in considerable investment and trade flows. On the other hand, the RTS Link, connecting Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will cut cross-border trip to just 6 minutes.
Clients to day mirror Johor Bahru’s cross-border account, with 30% Singaporeans and 70% Malaysians (of that 60% work in Singapore). Acquisitions are mostly for own personal stay (70%), with 30% for financial investment.
According to an independent research study by Milieu, selected by Master Community Developer Sunway Property (June 2025) to assess Singaporeans’ interest in Johor properties, almost half (48%) of surveyed property seekers are thinking about Johor Bahru for their next purchase– 83% of whom currently own property in Singapore.
